Turning Dreams into Reality
Joanna and Luca opened the first Joanna’s Boutique Tearoom in Storrington, West Sussex in December 2015. Turning their long-held dream into reality, they created a charming boutique tearoom nestled in a picturesque courtyard, that offered guests a serene and elegant retreat.
Since that day, the Storrington tearoom has evolved and grown in beauty, and now is adorned in soothing sage green and soft pink tones, with touches of gold accents throughout. Crystal chandeliers continue to cast a warm glow across the tearoom, creating a welcoming and refined atmosphere.
Following the great success of their first business venture, Joanna and Luca were honoured to open two further tearooms, in Chichester, West Sussex and Cranleigh, Surrey. Joanna’s Chichester is situated in the Buttermarket on Chichester's North Street, providing the perfect addition to the historic High Street. Joanna’s Cranleigh is located in the characterful Manns building, taking pride of place on the high street of the largest village in England.
In addition to the three locations, in 2024, Joanna and Luca were then given the opportunity to work at another one of Sussex’s glorious settings, the stunning Parham House and Gardens, Pulborough. Opening each year from April to October, The Mowing Shed Cafe offers a relaxing spot to enjoy delicious sweet and savoury delights while soaking in the beauty of the estate.
No doubt there are many more exciting chapters to come for Joanna and Luca, but what will always reign true is their passion to create unforgettable experiences amongst the most opulent of surroundings.

At Joanna’s, we’re a close-knit family team dedicated to providing exceptional customer service. Our staff go above and beyond to make every visit memorable, ensuring each guest feels special and well cared for.
We’re renowned for our exquisite afternoon tea, but we also serve breakfast and lunch. In addition, Joanna’s is available for exclusive hire and also offers external catering services. Whether it’s intimate weddings, hen parties, birthday celebrations, baby showers or christenings; we’ll make it an unforgettable experience whatever your occasion.
Our loyal customers come from across Sussex and Surrey, and some travel from further afield to visit us. Near or far, we love welcoming both regular faces and new visitors alike! We look forward to seeing you soon.
